Checklist
Legal Requirements:
- Provision of ID and proof of ownership by Landlord
- Consent to let has been provided by the mortgage broker
- HMO licence is in place (HMOs only)
- Provision of a UK-based address for the landlord
- Gas Safety Certificate
- Energy Performance Certificate (EPC)
- Electrical Installation Condition Report (EICR)
- All Smoke and CO alarms are tested and working
- All furniture is fire-proofed and correctly labelled
- Tenancy deposit lodged with a government-backed tenancy deposit scheme
- Right to Rent in the UK has been provided by the Tenant
- The prescribed information for the deposit scheme has been provided to the tenant and anyone who has paid towards the deposit
- Tenancy Agreement
- Tenant has received the following documents:
- The Government How to Rent Guide
- A copy of the Gas Safety Certificate
- A copy of the Energy Performance Certificate
